The buildings energy certification is in Italian legislation since 2005. Determining the use of electricity in homes and apartments, European Union provides ten classes related to energy performance. The alphabetical characters, in addition to the numbers define these classes, from A4 to G, in ascending order. The energy classification establishes the consumption of a building, i.e. the impact it has on the environment in terms of consumption.
How do you establish this value, actually? First, we have to find some documents such as, data and cadastral plan of the building, owner contact details and booklet of plant or power plant. Then, a technician will check the structural characteristics of the building and the type of fixtures through an inspection. The technician, thanks to a particular software, can perform all the calculations thus reaching the final value for the correct energy class. This certification is strictly necessary in the case of sale, donation, rent, new buildings, major renovations, public buildings, etc.
The APE must be updated in case of modifications to the building concerning energy waste.
